Short Answer
Roof restoration repairs, coats, or overlays the roof you already have. A full tear off removes everything down to the deck and starts over. Restoration costs less and keeps your building running, but it only works when the existing roof is structurally sound enough to build on or coat.
Side By Side
Where they actually differ
| Restoration | Full Tear Off | |
|---|---|---|
| Cost | Lower, no demo or disposal cost | Higher, includes removal and any deck repair |
| Lifespan | Extends what's already up there, years depend on the system used | A full new system, rated life starts over from zero |
| Disruption | Less, the building stays operational | More, especially on older or multi layer roofs |
| Warranty | Follows the system applied, coating, membrane, or metal restoration | A full new system warranty, no eligibility question |
How We Decide
The roof tells us which path it can take
A commercial roof inspection checks the deck and structure directly, and a moisture survey rules out hidden wet insulation that wouldn't support restoration even if the surface looks fine. If both come back sound, restoration, whether that's metal restoration, a coating system, or a FLEXION overlay, is usually the faster and less expensive path. If either turns up real structural damage, tear off is what actually solves it, not just what's more expensive.

FAQ
Straight answers
Can any roof be restored instead of torn off?
No. Restoration only works when the deck and structure are sound. A roof with real rot, structural failure, or too many existing layers needs tear off, restoration on top of that just delays the real problem.
Which restoration option is right for my roof?
Depends on what's already up there. Metal roofs typically get restored with a coating system, membrane roofs are candidates for a FLEXION overlay, and roofs already coated may just need maintenance. [ Placeholder: confirm decision criteria with Justin before this goes live. ]
Does restoration cost less long term too, or just upfront?
