YOU OWN A FLAT ROOF AND STILL THINK WIND CAN'T DAMAGE IT?

Nine out of ten building owners we talk to believe wind damage means a visible hole or a missing section of roof. They think wind is a problem for shingles and siding, not a 50,000 square foot commercial flat roof sitting on a steel deck.

That belief is exactly what insurance carriers count on.

Wind does not punch through a flat roof.

It finds the parapet walls at the edge, curls underneath, works into the corners, and turns your entire membrane into a wind sail.

The roof starts lifting from the perimeter inward. By the time anyone sees damage from the ground, the problem is forty feet wide and growing.

Close this if your building has never had a tornado warning issued anywhere near it.

WIND IS THE DAMAGE. NOT THE DELIVERY MECHANISM.

Most people think tornado wind carries debris into a roof. The wind is not the carrier. The wind is the damage.

Wind hits the parapet walls first. Those are the short vertical walls around your roof's perimeter edge, typically eighteen inches to three feet tall. Designed to deflect water, not tornado-force uplift. When wind curls over and under those walls, it creates a pressure differential between the top of the membrane and the underside. That differential pulls.

On expired rubber EPDM, that pulling force finds every fatigued adhesive bond line. Rubber is the most vulnerable membrane in a high-wind event. Contact adhesive has a service life, and after ten years in NWI's freeze-thaw climate, those bonds are not what they were on installation day. A sustained 60 mph event is enough to start a lap separation on aged rubber. Tornado-force wind does not give it a chance.

Wind works inward from the parapet into the corners, where uplift pressure is already three to four times higher than the field of the roof. At that point the membrane is a wind sail. A large flat surface with edges already lifting, catching wind, and peeling back toward the center.

Plastic wrap tPo fails the same way, just later. Weld seams hold longer than adhesive bonds, but rotational tornado wind applies force in directions the assembly was never tested for. Once one seam opens, the sail dynamic takes over.

We have documented this failure sequence across dozens of post-storm inspections in NWI. Parapet wall first. Corners second. Field membrane third. The building owners who catch it at step one have a repair. The ones who find out at step three have a replacement.


WHAT THE 2026 TORNADO SEASON LOOKS LIKE FOR NWI

Northwest Indiana is not adjacent to tornado country. It is tornado country.

The corridor that runs from central Illinois northeast into Lake and Porter Counties is one of the most consistent severe weather pathways in the region. Flat terrain, proximity to Lake Michigan, converging weather fronts, the same factors that make NWI a commercial hub make it a natural path for rotating storm systems.

Tornadoes were reported over parts of northwest Indiana after a twister caused damage in Kankakee, with a stovepipe tornado spotted near the Kankakee Airport before a warning was issued for La Porte County. That was the season's first confirmed event in the NWI corridor.

Spring and Summer are still ahead. The atmospheric conditions that produced the destructive Spring 2025 season have not resolved.


THE INSURANCE TRAP: TORNADO CLAIMS IN 2026

The storm doesn't cost you the claim. The clock does.

Carriers in 2026 are operating with faster claim closure timelines than three years ago. The language in policy renewals includes exclusions that were not in the same form in 2023.

Commercial tornado claims have a specific pressure point: the "prompt notice" clause. Most commercial policies require reporting within a defined window after discovering damage. The problem is that tornado damage to a flat roof is not always discovered immediately. The membrane held. The interior is dry. The building looks fine.

Three weeks later, moisture from a pressure-stressed lap separation has traveled laterally through the insulation. The ceiling stain appears. You call it in. The carrier looks at the storm date and the filing date and the gap between them.

That gap is their first argument.

1. I own a flat roof. How can wind damage it if there are no shingles to blow off?

4. What is the "prompt notice" clause and how does it affect a tornado claim?

Most commercial policies require you to report damage within a defined period of discovering it. A tornado warning issued for your area is your discovery trigger, not the appearance of a ceiling stain. Waiting for visible damage before filing is the most common mistake in commercial tornado claims.

5. What documentation do I need before the adjuster arrives?

Time-stamped photography of the full roof surface, all flashings, penetrations, parapet walls, and HVAC equipment. Infrared scanning to map moisture. Core sampling where infiltration is suspected. A written condition report tied to the storm date. Without that file, the adjuster's report is the only one in the room.

6. Can a Conklin coating be installed after tornado wind damage?
