Age alone does not determine usefulness. In the construction world, our team has 48 years of building experience. Roofing is just part of the overall building experience. We understand the desire in humans to worship experience, which we find limiting. Conklin has plenty of market experience, since 1977, means 48 years of field knowledge. Our Services

What we do and the types of buildings we work with.

  1. PREVENT: ($) Clean, condition, maintain, inspect, document the progression, upload photo and video to shared cloud.
  2. PATCH. ($$) Proactive Repair of roofs made from metal, tar, rubber, plastic, silicon, and rock ballast. We focus on existing buildings — 94% of commercial roofing work is on existing structures. Only 6% is new construction. 
  3. COAT. ($$$) Liquid layers of securities over existing skin. Degrease, prime, basecoat, mesh reinforce, topcoat. Applying modern acrylic or urethane as a seamless, beautiful, reflective, efficient finish that can be recoated each 20 to 30 years without costly removal. 
  4. OVERLAY. ($$$) Add another roof layer over existing. Consisting of rigid, walkable, high definition insulation (sometimes slanted or tapered) then membrane or liquid surface seals the top. Lower cost by saving steps. Helps the environment. Reduces waste. 
  5. REPLACE. ($$$$) Some roofs have been so neglected that complete removal is the only correct recommendation. Roofs are not eternal. After several decades, something must be done to make the roof functional, remove the layers of rot and filth. Musty air from mildew eats the lungs and lowers the quality of enjoyment of precious people inside. Buildings protect. Rarely does one want to do what is necessary, until every alternative option has been exhausted. Removal is not admitting failure, it’s simply doing what is right for your people and future generations.

We passionately persuade people to examine with wisdom of rejecting expired chemistry such as: “plastic wrap” TPO, Legacy Rubber EPDM, silly silicone, and other retired membranes. Instead, we encourage discovering the benefits of modern roof chemistry durability available in the form of PVC (Flexion Flexible Vinyl Blanket), and Seamless Coatings of Acrylic or Urethane. We also sometimes foam a roof. Each has its place — we give transparent clarity so you can evaluate the best fit for your people and place.

Yes — we work with multiple lenders to offer financing for qualified projects. Most popular is the Small Business Association 504 terms which is 10% down and 10 years typically to cover the cost.

Preventive Maintenance

Why maintenance matters and how it extends your roof's life.

Well-maintained roofs endure 50% longer. A 20-year roof becomes a 30-year roof. Seam and flashing failures cause 70% of leaks …proactive maintenance catches these early. Parents taught all of us about the power of planning ahead.

Spring and Fall inspections, drainage clearing, sealant checks, minor touchups, and detailed condition reports for warranty compliance. It’s like a Timelapse snapshot of your progress every 6 months. Cleaning and conditioning as needed.

Yes - proper cleaning prevents debris buildup and biological growth that accelerates deterioration and voids warranties. Acid rain is real. Chemicals eat roofs. Not cleaning is unwise.

Roofing Materials & Systems

Comparing TPO, EPDM, PVC, and seamless coatings.

  • TPO (Plastic Wrap) - sadly popular, heat-welded, sometimes glued, cheap. Department of Defense refuses to install plastic wrap on any building planned for use beyond 10 years; that’s short. Not long-term thinking. 
  • EPDM (Legacy Rubber) is for budget-sensitive buildings, but needs more maintenance. Bubbles, traps moisture, creates chemical reactions. Seams weaken. Can be coated-over, thankfully. 
  • PVC (Vinyl) - chemical-resistant, fire rated, flexible, endures more foot traffic, does not break down for 25-30 years. 

Why not speak of “torch down” or modified bitumen or built-up BUR roof systems? Because it’s no longer 1995. ModernRoofChemistry.com explains better.

Liquid-applied membranes create continuous, watertight barriers. No seams = fewer leak points. Seam failures cause 70% of leaks. Seems about right.

Nothing sticks to silicone — not even more silicone. It creates permanent problems and limits future options. We believe in solutions that keep options open. SiliconeIsSilly.com explains better.

  • 10 years over metal, due to wind uplift, earth shifting, and train traffic. 
  • 20 years over non-metal roofs. 
  • 25 to 30 years for Flexion vinyl. 

2. Local craftsmanship warranty (from Pristine). 2 years to identify any installer errors. 

3. Nationwide Conklin Preferred Network (covering labor). $2000 covers pre and post inspection, then $650 annually paid directly to the Conklin factory maintains this labor warranty.

We use electric tools so as to reduce noise. We aim to not interrupt your business flow.

We minimize disruption. Maintenance/minor repairs — you likely won't notice us. We just need access to water and electricity. 

Larger projects — we discuss logistics upfront. Many buildings continue normal operations during work.

We look at “skin condition”, damage extent, moisture patterns, and repair history … not just age. Is the surface wrinkled? What’s happening at the insulation level? Is liquid evacuating swiftly or making puddles? Restoration can add 20 years to roofs others say need replacing.

Not necessarily. A well-maintained 25-year roof may outlast a neglected 10-year roof. Let’s see if we can add a fresh coat over it.

TPO leads at ~24% market share. But the "best" material depends on your specific situation. If you don’t care how the building performs past year 10, then sure, go cheap. We can liquid coat-over existing for less than TPO. Plastic wrap holds up about as well as a plastic toy left in the yard for a decade: acid rain and UV rays will make it brittle. To be expected. Cheap today does not taste sweet tomorrow.
